In Lake County, I buy houses in Clermont, Groveland, Eustis, Mount Dora, Tavares, and Howey-in-the-Hills. As a licensed Florida real estate broker, I can buy your house for cash as-is, or list it if that would leave you with more. I'll show you both numbers.

This seller found me through this website. I bought the house and did a complete rehab: new roof, new AC, new plumbing, and a brand-new interior.
Local offices that matter when you sell
- Court casesProbate and foreclosure cases are handled by the Lake County Clerk of Court, part of Florida's Fifth Judicial Circuit.
- Property recordsOwnership, value, and parcel details are kept by the Lake County Property Appraiser.
- Property taxesPaid to the Lake County Tax Collector.
Lake County's courthouse is in Tavares. According to the Lake County Clerk, foreclosure sales are held in person at the courthouse there, and the list of upcoming sales is posted online.
Florida rules that affect a sale
- Probate: a house in a deceased person's name alone usually has to go through probate before it can be sold. Florida has a shorter process, called summary administration, when the person passed away more than 2 years ago or the estate is worth $75,000 or less (not counting exempt property).
- Foreclosure: Florida foreclosures go through the court. You can still sell, or pay off the loan, up until the clerk files the certificate of sale after the auction (or a later date if the judgment says so). Selling before the sale date is usually the better option.
- Unpaid property taxes: if taxes go unpaid, the county tax collector sells a tax certificate on the property. If it stays unpaid for about two years, the certificate holder can apply to have the property sold at a tax deed sale.
