Whether you have great tenants or tenants who stopped paying, you can sell a rental without waiting for the lease to end. I buy rentals with tenants in place, including duplexes.

What happens to the lease when you sell
In Florida, selling the house doesn't automatically end a lease, unless the lease itself says the landlord can end it after a sale. The new owner takes over as landlord under the same lease terms.
Security deposits and any advance rent you're holding have to be transferred to the new owner, along with a record of what each tenant paid. The title company usually handles this at closing.
Common reasons landlords sell to me
- Tenants are behind on rent
- The house needs repairs you don't want to fund
- You're tired of managing it
- You want to avoid an eviction
- You've moved out of the area
- You inherited a rental you never wanted
Why selling to a cash buyer helps here
Most buyers using a mortgage want the house empty and in good shape. That means waiting out the lease, possibly going through an eviction, and fixing the place up first. I buy the house as it is, tenants included, and handle the transition with them after closing.
How I can help
As a licensed broker, I can buy your rental for cash or list it if that would get you more. Send me the address and the lease details, and I'll give you a written offer.
I'm not a lawyer and this isn't legal advice. For an eviction or a lease dispute, talk with a Florida attorney.
