In Polk County, I buy houses in Lakeland, Winter Haven, Haines City, and Davenport. As a licensed Florida real estate broker, I can buy your house for cash as-is, or list it if that would leave you with more. I'll show you both numbers.

The House With a Hole in the Roof
- Area
- Winter Haven, 33881
- Year
- 2020
- Situation
- Inherited, vacant, being vandalized
- Condition
- Storm damage, large hole in the roof
This was the seller's father's house. After sitting empty, a storm tore a hole in the roof and neighborhood kids kept breaking in. Few buyers would finance a house in that shape. I made a cash offer as-is and the sale closed quickly, so the seller didn't have to put any more money into it.
Local offices that matter when you sell
- Court casesProbate and foreclosure cases are handled by the Polk County Clerk of Courts, part of Florida's Tenth Judicial Circuit.
- Property recordsOwnership, value, and parcel details are kept by the Polk County Property Appraiser.
- Property taxesPaid to the Polk County Tax Collector.
Polk County's courts are part of the Tenth Judicial Circuit and are based in Bartow, the county seat. Davenport and Haines City sit on the Orlando side of the county, while Lakeland sits closer to Tampa.
Florida rules that affect a sale
- Probate: a house in a deceased person's name alone usually has to go through probate before it can be sold. Florida has a shorter process, called summary administration, when the person passed away more than 2 years ago or the estate is worth $75,000 or less (not counting exempt property).
- Foreclosure: Florida foreclosures go through the court. You can still sell, or pay off the loan, up until the clerk files the certificate of sale after the auction (or a later date if the judgment says so). Selling before the sale date is usually the better option.
- Unpaid property taxes: if taxes go unpaid, the county tax collector sells a tax certificate on the property. If it stays unpaid for about two years, the certificate holder can apply to have the property sold at a tax deed sale.
