A code violation letter or a lien on your house can make selling feel impossible. It isn't. Most of these get handled at closing, and I buy houses with open violations as-is.

Code violations
Code violations are issued by your city, or by the county if you're outside city limits. Common ones in Central Florida are overgrown yards, roof or structural damage, unpermitted work, and junk or vehicles in the yard. If a violation isn't fixed by the deadline, fines can start adding up, often daily, and an unpaid fine can become a lien recorded against the house.
Many cities and counties have a process to ask for a reduced fine once the violation is fixed. If the house is in rough shape and you can't afford the repairs, selling it as-is lets the buyer take on the fixes instead.
Types of liens I see most
- Code enforcement liens from unpaid city or county fines.
- Property tax certificates from unpaid property taxes.
- HOA liens from unpaid association dues.
- Contractor liens from unpaid work on the house.
- Judgment liens from a court judgment against the owner.
- Mortgages and other loans secured by the house.
How liens get paid when you sell
When you sell, the title company searches for every lien on the house. Liens are usually paid off from the sale proceeds at closing, and you get what's left. If the liens are more than the house is worth, there are sometimes options like negotiating a payoff. Ask me and I'll tell you what I've seen work.
How I can help
I buy houses with open code violations and liens, as-is. I'll look up what's recorded against the house, factor it into a written offer, and work with the title company to clear it at closing.
I'm not a lawyer and this isn't legal advice. For a lien you want to dispute, talk with a Florida attorney.
